Most of second homes sit empty and are not utilized more than 1-2 month a year. With Rebecca Homes each property is available to you as much as you need and you can easily decide how much time you want to spend there by buying any number of shares in your selected home.

Once you sign the reservation agreement our team will guide you through the entire process and soon you will become a real home-owner of the selected property or collection of homes. From this moment, you will be benefiting from the appreciation of the property or collection and you can start planning your stays at your new second home.
Rebecca concept means true home ownership, where you select the right property for you and we take care rest. We’ll manage everything including the furnishing of the home, on-going management and maintenance, booking your stays and providing concierge service during your stay. We ensure each of the owners gets a fair share of the stays and gets to enjoy the second home.
If you ever decide to sell your share or trade for another property or collection, you can do so with our full support. We’ll be able to find new buyers from the market or offer your share to one of the existing owners that want to further expand their second home ownership. Our team will guide you through the entire process to ensure also selling your share in Rebecca Homes is hassle free.
Rebecca Homes concept isn’t a timeshare. With Rebecca Homes, you will be buying a share of a property, not a right to use it for a certain period.
Choose your dream home or collection of homes from our curated international selection. Reservation is risk free and reservation fee is refundable until we confirm that we have enough owners and are ready to start the process of acquiring the property.
When we have enough future owners and will be able to arrange the buying the property, you’ll receive package of documents to review related to Joint Venture contract, establishment of owners company (which will own the property) with respective payment calendar for your share and Management contract and Property policy.
If you are financing a portion of your purchase, you must obtain your own financing within the given timeframe and let us know when you are ready to proceed to the next steps to close, sign documents and make initial payments (based on subscription agreement of your shares in owners company).
Rebecca Homes schedules a check-in call before closing. You sign and deliver to us all the documents. We’ll send you payment calendar and wire instructions for sending the funds according the subscription agreement.
We confirm that all documents are signed and you can make the initial payment. From this point we will arrange all the steps needed to acquire your chosen property. Time to finish and furniture the property can vary depending on the concrete property or developer schedule in case of the new projects.
After the the property is acquired and finished we will notice you that you as Rebecca Homes owner can start making reservation in you your new home ! We will schedule an onboarding session with your owner concierge team and with the local property manager. It’s time to crack open the champagne and share the good news about your second home with your family and friends.
Our innovative and intuitive ownership and booking system lets owners book stays from 2 days to at least 12 months out, in real time, with no fixed selection periods. And it’s all at your fingertips, using the Rebecca Homes app.
The Intuitive Ownership system supports booking your stays. As the owner of a single share, you have usually ongoing access from 5 up to 10 weeks within any 365-day window.
We have created a robust point system to ensure each owner get a fair share of the property, and we aim to maximize the use and flexibility for each of the owners. The dates are divided into three main types: peak season (special dates), high season and low season. Each type of date requires a different number of points.
Stays are booked 2 days to at least 12 months in advance. The duration of your stay can be from 2 to 14 nights.
Wondering who gets the home on holidays? Using our Intuitive Ownership system using points, owners are guaranteed one “special date” per share and these dates can be booked up to 24 months in advance.
So if you don’t get a specific holiday this year, you can book it in the future. Owners have diverse travel preferences and priorities, and our scheduling algorithm ensures everyone gets a fair shot at the dates they want.
Our support doesn’t end at closing. Rebecca Homes takes care of your home, so you can just show up and relax.
Our ongoing services include property management, bill payment, maintenance and additional concierge services.
Owners are responsible for the home’s monthly operating expenses, such as utilities and cleaning. Rebecca Homes passes these costs through to owners, with no markup, based on the number of shares owned. We just in addition charge a respective monthly fee for our management services.
Rebecca Homes provides management services for those who wish to co-own second homes, which is a common practice. Rebecca Homes supports owners with end-to-end services, which includes managing the company holding property ownership (LLC) legal and property details to create a seamless experience.
Yes, since you actually own the selected property through the title company, this is a similar form of ownership to owning the entire property. The advantage of the Rebecca Homes concept is that you can invest a smaller amount that wouldn’t even buy a studio apartment in a small town, the whole buying process is hassle-free for you, and you can co-own luxury properties in top locations that might normally be beyond your budget. It is also a great advantage that you split and share the costs of running the properties with the other co-owners.
By being a true ownership, you also ensure the same possibility of appreciation of your investment in the event of an increase in the value of the property itself, as if you owned the entire property. At the same time, by buying interests in multiple properties, you can limit the risk of a particular market or location, and at the same time, it is usually the case that the greatest appreciation and least risk comes from owning unique properties in the best locations. Yes, of course. You can own multiple interests in different properties and you can also own a larger number of interests in each property, thus automatically multiplying your potential time spent in the property and also the potential profit of selling or renting it.
Or you can own an interest in a portfolio of properties carefully selected by us, combining different locations in different countries and each property offering something different, either beach, mountains, shopping, outdoor activities, golf or a combination of these. The portfolio thus allows you to gain ownership and access to properties that are relevant at any time of the year.
Short-term rentals are generally allowed for the dates you book but wish to rent out in order to offset your monthly expenses or earn additional revenue. But rental for each of the properties is subject to the decision of owners and local regulations. We will facilitate rental where the owners reach an agreement to rent out the property and where the local regulations allow rental of the property.
